Phoenix Developments is a family-run building company based in South Yorkshire. We replace and repair roofs, lay driveways, carry out groundworks and build extensions and pergolas for homeowners.
You get a written quotation that lists exactly what is included and what it costs. The price on that quotation only changes if the job changes, and any change is agreed with you in writing first.

Roof repairs and replacements, with photos of the problem before you spend a penny
Every roofing job starts with a free drone survey.
A roof problem is hard to judge from the ground, which is how homeowners end up paying for work they did not need. You see the photos, we explain what they show, and the quotation covers only the work the roof needs.
Roofing work we carry out
- Full re-roofs. Strip and replace in slate or concrete tile, with new breathable felt, battens, ridge and lead flashings.
- Flat roofs. New decking and EPDM rubber membrane, dressed to all upstands and edges.
- Repairs. Slipped and broken slates or tiles, lifted flashing, failed verges and leaks.
- Chimneys and leadwork. Repointing, flashing replacement and chimney removal.
- Guttering. Replacement uPVC guttering and downpipes.
- Dormers. New dormer construction, tied into the existing roof.

Driveways built from the ground up, so they stay level
Block paving and porcelain, with proper groundworks underneath.
Most driveways that sink or crack were laid on a poor base. The surface you see is the last step of the job. We dig out to the right depth, build and compact the sub-base, set the edgings and drainage, and only then lay the finish.
What we lay
- Block paving. A range of colours and patterns, with contrasting borders if you want them.
- Porcelain paving. Large-format tiles for thresholds, paths and patios.
- Full groundworks. Excavation, sub-base, drainage, edgings and levels.
How a driveway job runs
- We visit, measure and talk through materials and layout.
- You receive a written, itemised quotation with a fixed price.
- We excavate and remove the waste.
- We build and compact the sub-base and set the edgings.
- We lay the surface, finish the joints and clean down.
- You inspect the finished driveway before the final payment, and the work carries a 2-year workmanship warranty.
Extensions and outdoor structures, built by one team from the ground to the roof
Extensions, dormers, rendering and pergolas.
Because we do our own groundworks and our own roofing, an extension with us does not mean a chain of separate firms. The same team digs the footings and finishes the roof, and one written quotation covers it all, backed by a 2-year workmanship warranty.

- External rendering. Monocouche render in a colour you choose.
- Pergolas. Timber garden structures built to fit your space.
Before we start
Some extensions need planning permission, building regulations approval or a party wall agreement. These are the homeowner's to arrange, and we will tell you at the quotation stage which ones are likely to apply to your job.
See your own roof before you agree to anything
A free drone survey, with no obligation to go ahead with any work.
We fly a drone over your roof and take close-up photos and video of the slates or tiles, ridge, chimney, flashings and gutters. Nobody climbs on the roof and nothing is disturbed.

A family firm that puts everything in writing

Phoenix Developments, Management and Leasing Limited was set up in October 2025 and is run by the Wawrosz family. Neville Wawrosz is the director and manages every project. The family work on site themselves.
We are a new company and we would sooner say so than dress it up. What we offer in place of a long company history is paperwork you can hold us to.

- To reply to your enquiry, visit your property and prepare a quotation. Legal basis: steps taken at your request before entering a contract.
- To carry out the work, take payment and honour warranties. Legal basis: performance of a contract.
- To keep business and tax records. Legal basis: legal obligation.
- To send job updates and reminders by WhatsApp or text. Legal basis: your consent, which you can withdraw at any time by replying STOP.
- To use photos of completed work in our marketing. Legal basis: your consent, asked for separately. We do not show house numbers or vehicle registrations.
Who we share it with
We do not sell your information. We use trusted service providers to run the business, and they process information on our behalf: our customer records and email providers, Meta (Facebook and Instagram enquiry forms), Twilio (text and WhatsApp messages), Docusign (electronic signatures), Google (calendar and file storage) and our bank and card payment provider. Some of these providers store information outside the UK, under safeguards that UK data protection law recognises.
How long we keep it
- Enquiries that do not become a job: up to 12 months.
- Customer, quotation and payment records: 6 years after the job ends, in line with tax and legal requirements.
Your rights
You can ask us for a copy of your information, ask us to correct or delete it, object to how we use it, or withdraw consent. Email info@phoenixdml.co.uk and we will respond within one month. If you are unhappy with how we have handled your information, you can complain to the Information Commissioner's Office at ico.org.uk.
